Residency through investment

Georgia grants residence permits for investment at two levels. From 1 March 2026 a property-based permit needs real estate appraised at $150,000 or more and no longer exempts the holder from the work-permit rules. The investment residence permit needs $300,000 invested in Georgian business or real estate and leads to permanent residence after five years if turnover tests are met.

How it works

The property route: buy residential property appraised by a licensed valuer at $150,000 or more, apply to the Public Service Development Agency, and receive a temporary residence permit renewable while you hold the property. Since 1 March 2026 this permit does not exempt you from work-permit requirements if you intend to be employed in Georgia.

The investment route: invest $300,000 or more in a Georgian business or in real estate, apply for the investment residence permit, and meet annual turnover tests to keep it; after five years you can apply for permanent residence. This route is the one that supports working in Georgia.

Neither route is citizenship by investment; Georgia has no such programme. Neither makes you tax resident: that depends on 183 days of presence in a twelve-month period, or on the high-net-worth residency election, which is a separate application to the Revenue Service.

Practical points

  • The appraisal is the number that counts, not the purchase price. Budget 5 to 10% above the threshold.
  • Family members can be included on the same application.
  • Processing takes weeks, not days; apply before any current visa-free stay runs out.
  • The rules changed in 2026. Check the date on any guide you read, including this one.

FAQ

Questions investors ask about this rule

Does a $150,000 apartment let me work in Georgia?

Not by itself since 1 March 2026. You would need a work permit or the $300,000 investment residence permit.

Can I count several properties together?

The threshold is applied to the appraised value of the property on which the application is based. Ask the Agency before relying on an aggregate.

Is there citizenship by investment?

No. Naturalisation follows ordinary residence rules and a language test.
