Is Tbilisi a better investment than Batumi in 2026?
On the data to August 2026, yes for long-let yield and resale depth: Tbilisi sales are up 18.9% with mostly local buyers, while Batumi has softened. Batumi still wins on entry price and on summer short-let demand.
Which price figure should I trust?

Can I get residency with a $150,000 apartment?
A residence permit, yes, since the threshold rose on 1 March 2026. It does not exempt you from the work-permit rules; the $300,000 investment route does.
